Basic responsibilities:
Greet residents, future residents, and internal team members in a professional and consistently positive manner
Keep a high level of service in mind with every task while resolving conflict to benefit all concerned parties
Tour apartment homes and community grounds including models, amenities, and vacant units
Prepare lease documents and related paperwork
Facilitate the move in/move out
Basic bookkeeping and clerical
Respect the boundaries of confidentiality, fair housing, laws and regulations
Execute on site marketing and advertising

Essential job duties:
Leasing and marketing
Handle telephone and on-site traffic, provide information about apartments and the community to prospective residents, schedule visits to the community, and show made-ready apartments
Successfully close new sales, lease apartments, and determine if prospective residents meet community qualifications
Maintain an accurate and in-depth knowledge of all aspects of the community, particularly in areas such as rent and pricing information, vacancies, apartment availability, lease expirations, square footage, etc.
Complete follow-up thank you notes, call-backs, and e-mails with prospects after the initial community visit
Monitor all vacancies and future vacancies in order to react proactively to future occupancy needs
Understand and comply with Fair Housing laws and regulations
Work with the community staff to make sure that the property's appearance is acceptable and that apartments are ready to show to prospective residents
Inspect vacant apartments on a regular basis to ensure that they are ready to show to prospective residents
Assist with implementing resident retention and renewal programs
Monitor community advertisements, the effectiveness of responses, and maintain the ad book
Gather information about markets and communities
Analyze concerns associated with apartments which are slow to lease
Assist other staff members as needed
Maintain open communication with other members of the community
Represent the company in a professional manner
Effectively explain all lease and community policies to new and current residents
Assist in the planning and implementation of, and attends, various community sponsored resident functions and activities
Administrative duties:
Accurately and efficiently prepare and assist with all leasing paperwork (i.e. applications, lease agreements and addendum, and move-in packets)
Conduct follow up activity as needed with new and current residents in order to establish and maintain positive resident relations
Complete service requests and communicate requests to the maintenance staff on a timely basis
Collect security deposits, rent and all other funds
Ability to translate financial and legal real estate terminology into common language
Attention to detail for managing all aspects of lease terms, including conflict resolution, move-in procedures and financial transactions
Safety responsibilities:
Learn and ensure compliance with all federal, state, local, and company safety rules
Ensure that unsafe conditions are corrected in a timely manner
Physical demands of the job:
Frequent hand motion with answering and dialing phones, computer, and 10-key
Occasional carrying and lifting of 25 pounds
Occasional immediate reaching to perform various office duties
Minimal overhead reaching
Frequent standing for short amounts of time
Occasional walking to show apartments, inspecting the tour path and grounds, and opening models
Frequent sitting for long periods of time at desk
Use of other small office machines
Minimal squatting or bending
Job hours:
All leasing agents are required to work at least 1 Saturday per month
Required education and skills:
Must possess a valid Wisconsin driver's license and personal vehicle with state minimum auto insurance
Proficient in operation of Microsoft Office, Word, Excel, Publisher, and
